Doltone House - Commercial Kitchen Floor

Doltone House, one of Sydney's premier reception houses is located on the historic pier 19-21 at Pyrmont in Sydney. Recently, management of this restaurant had been informed that water from the kitchen was leaking through the floor and slab into the offices below. As such, immediate action had to be taken to resolve this issue.

Remedial were contracted to identify the problem and ascertain what measures had to be taken.  Remedial Building Services made the recommendation that to truly correct the problem the kitchen needed to be stripped out and the entire commercial kitchen floor - comprised of floor tiles, bedding and waterproof membrane - had to be removed. However, there was a catch. The function centre had to be out of operation for as little time as possible so the solution had to work and fast.

Once approved to commence work, Remedial cleared the kitchen of appliances and fittings, and installed a new CFC (compressed fibrous cement) floor which was then covered with a new waterproof membrane to ensure the integrity of the surface. This solution was allowed to cure, and water tested for a total of 36 hours. Once it was shown the solution was watertight, the area was drained and area dried out and prepared for the floor covering - a two part solution. The solutions chosen were selected for their rapid cure times and for their resilience to the heavy foot traffic and temperature demands prevalent in a commercial kitchen.

Over the top of the membrane our staff laid a slip sheet to prevent the membrane from being damaged by expansion and contraction (due to the changes in temperature in the kitchen). We then used a rapid-set epoxy resin to reinstate the falls to the floor wastes varying the thickness between 20 and 70mm. 24 hours later, once the floor had cured, Remedial Building Services installed a 6mm MMA floor coating over the epoxy floor, complete with coving at all wall and floor junctions. Within three hours the final flooring surface was ready to walk on and all fittings and appliances were reinstated so that the chef could commence work the next morning.

All told, Remedial Building Services were able to complete the project within 3 days, minimising the time the kitchen was out of order and this minimising the commercial loss of the business.
